Perched atop the highest ridge of Del Mar, Balboa is a residence where architecture, light, and landscape exist in perfect continuity. With expansive Pacific views and floor-to-ceiling glass, the home dissolves the boundary between indoors and outdoors—creating a living experience defined by openness and flow.
Developed by Mitchell’s Floor Coverings, the project reflects a meticulous approach where every material is selected to enhance the architectural vision. At the core of this design is RIVA Spain LA RIVA European oak flooring, which anchors the space with depth, warmth, and material authenticity. The rich golden-brown tones extend seamlessly throughout the home—from the marble-clad kitchen to the outdoor lounge—establishing a unified visual language across every environment.

The beauty of RIVA Spain hardwood flooring lies in its character grade European oak. Knots, subtle tonal shifts, and organic grain patterns introduce a natural rhythm that contrasts elegantly with the home’s clean architectural lines. In the living spaces, soft neutral furnishings and woven textures are elevated by the warmth underfoot, while in the dining area, raw wood elements and exposed beams echo the flooring, reinforcing a cohesive and grounded aesthetic.

A defining moment of craftsmanship appears in the sculptural floating staircase. Each open-riser tread showcases the hand-sculpted finish of LA RIVA oak—transforming a functional structure into a statement piece. Enhanced by a reactive finish, the wood subtly evolves with changing light, harmonizing with surrounding materials like stone, plaster, and exterior cladding.
More than just a surface, RIVA Spain hardwood flooring becomes the connective thread of the home—linking architecture, nature, and daily life into one seamless experience. The result is a space that feels both elevated and deeply rooted, where every step reflects the artistry of European craftsmanship.
